Why is it so warm in the winter and cool in the summer?

  The Little Bitterroot Valley is protected on two sides by the Cabinet Mountains on the west and America's largest western lake (Flathead Lake) on the east under the Mission Mountains.   This protection offers cooler summers and warmer winters than most of Montana and the west.
   
 

Why is it so far from a big city?

  Keeping the busy rush of commercialism away from your front doorstep is in keeping with the traditions of the Little Bitterroot Valley and Hot Springs, Montana.   Actually, it's a little over an hour to Montana's 2 nd largest city, Missoula.   There you will have your fill of Wal-Mart, Costco, mall shopping, University of Montana, and all those things that are everywhere, like fast food restaurants.
 
   
  How is the hunting, fishing, and out-of-doors life?
  There are 2 million acres of Wilderness area in this neck of Montana.   Hunting is great for deer, elk, moose, bear, and buffalo.   Fishing is outstanding for trout, yellow perch, whitefish, and sturgeon.   You can ride your snowmobile, downhill ski or board, or cross country ski or snowshoe in quite a few magnificent places that are accessible without crowding and easy to get to.
   
  What kind of rules and regulations keep neighbors from trashing up the land next to my ranch?

  How far is emergency medical treatment?
 

About 5 miles away in Hot Springs is a 24 hour emergency medical team.    A hospital is located in Plains, which is about 25 miles from the ranch.

   
  Do you have enough water?
  With global warming such a "hot" issue this a real fair question.   Yep, our wells show flows of 150 + gallons per minute at a level of only 240 feet or so.   This means you would have enough water for your needs.
   
  Are there schools nearby and are they any good?
  Schools are 5 miles away in Hot Springs from grades Kindergarten to 12 th Grade.   The University of Montana is 75 miles away and you can pick up your Bachelors, Masters, or Doctorate there.   The quality of education is terrific.   Please check out the school rating at:   Link coming soon.   Can I bring my horses and have room to ride?
  Horses, riding trails, good hay, sweet water, majestic scenery, riding buddies, and everything you have ever wanted to do with your horse or the one you want to have is available.   Just bring your cowboy hat, put on your smile, and get ready for the formerly wild west to tame your heart.  
   
  We have a home business; can we operate it from our Buffalo Range Ranch?
  We love private enterprise and the valley is seeking new business.   As long as your biz is not a nuisance (motorcycle races), smelly (pig farming), and can generally be operated indoors then you can operate your business at Buffalo Range Ranch.   Please click here to check the Covenants - Business and make sure its ok.
   
  We don't want to live near mobile homes, do you have building guidelines?
  As much as restrictions are not fun, there is a prohibition against mobile homes, trailers, etc.   The building guidelines require a minimum of 1000 square feet on a permanent foundation.   Please satisfy yourself that nothing sorry will end up spoiling your view by clicking here:   Covenants - Buildings
   
  How big is 20 acres?
  20 acres is about ¾ of a mile all the way around your ranch if you were to ride or walk it.    Generally the ranches are 1320 feet by 660 feet.   This is more than 4 football fields long and 2 football fields wide.   Big enough?
   
  Is an airport nearby ?
  Yep, Missoula and Kalispell have an international airport, while our marvelous Hot Springs has its own airport for private pilots to enjoy.   Please fly in and visit us.
   
  I like winter sports; where can I ski, snow mobile, snow ski, snow shoe, snow board, throw snowballs?
 

•  Downhill ski areas include: The Big Mountain, Montana Snowbowl, Marshall Mountain, Lost Trail, Powder Mountain, Turner Mountain, and Blacktail Mountain.

•  Snowmobile areas:

•  Snowski or snowshoe: any of the wilderness areas are terrific - some 2 million acres

•  Throw snowballs: just anywhere you want to have fun in Montana

   
  I like summer sports; where can I take my boat to a large lake, where can I take it to a large river, where can I: hike, camp, play, take my kids, take my honey?
 

Boat to Large Lake - hopefully the largest lake west of the Mississippi (Flathead Lake) will work for you.   It is only 35 minutes away and has islands to explore.   Other very nice lakes are Little Bitterroot Lake and Swan Lake.   Of course there are hundreds of smaller lakes that will suit the most discriminating boater...please visit this website for Montana boating lakes:   find website link

            Boat to Large River - two of the premier rivers in America a close enough by to thrill the heart of many a boater:   Clark Fork River (30 minutes away) and the fast moving Kootenai River.

            Hike, Camp, Play, Take your kids:
